Whilst many purchasers rely on the valuation carried out for their lender, the inspection is very limited and the report and valuation only mentions items which are of importance to the lender. This is not a condition survey. Commissioning a private survey from an experienced, qualified, local chartered surveyor will provide considerably more information than is available elsewhere. The report will often identify defects and issues not mentioned in the lender’s’ valuation report as well as providing information and advice on repairs, maintenance and value. Without due diligence your new dream home can quickly become your worst nightmare. Your home is likely to be the largest outlay you will ever make, so ensuring you seek expert advice prior to purchase is key — whether you plan to live in it, rent it out or sell it.
